i would assume (without reading any kind of documentation) that you would have to have some legal business borrowing from a foreign country.

based on that link i posted, the banks offer you mortgages in that currency you are asking for and at the interest rates of that currency's national interest rate. I am guessing that the banks that could be local or international, but the risk as JT pointed out is with the fluctuating currency exchange rate. If you can want to chance it or somehow can see into the future and know that the change in currency will not be much.

Another alternative is if you have a lot of savings you can exchange all your money into Japanese Yen, get your mortgage with the minimum down and reasonable payments. And with the rest of your money look for investments in the Japanese market that would give you a decent return. Then pay your mortgage payments out of those investments... And then just re-purchase more Yen when the exchange rate is favorable. It gives you more buffer at least in between bad exchange rates.

haha, i remember way back when i had a pager, it was under some other guy's name, peter kuo (long story).
anyway, i called to pay a bill with my credit card, and i said it was my friend's (who was actually me) credit card. they said they couldn't process it until nathan fong calls in to authorise. so i was like, freak.

so i hung up, waited about 5 minutes and called back. I GOT THE SAME LADY. and i was like, i'm paying for my friend's bill while trying to disguise my voice. at the end of the call she was like, "you sound a lot like peter". then i hung up.
