their website is panacasa.com. i've checked them out before too, nice designs, i like how the whole building has townhouses and condos, making it a bit more diverse in the area.

i'm surprised there were even places for 250k. it's hard to find anything under 300.

there's a new building by edmonds, where my friend is moving into right when they're done. it's actually pretty nice, but the cheapest i saw was around $350k.

you never know, if he's got 50k sitting around, a $250k condo is within his reach... and these developments usually get bought up pretty quick. Or at least the more desirable units. The units that get left over are the ones with crappy layouts

so the cheapest unit left is unit #101, and it has a floor plan type B. You can check it out online at panacasa.ca. It's going for $325k and it's a 2 bed 1 bath unit. 709 sqft floor area. The bathroom has two doors so you can enter from the master suite or the living room. it's not bad but it'd be too small for us. It's not a bad space for a single guy though.

there was only 1 one bedroom 410 sqft studio unit and it's already sold so i dunno what the price was. There are other 1bd + dens but they're pretty expensive still. the cheapest 1 bd + den is going for $353k.

let me know if you're interested and i can give you the panacasa price list so you can see what's available.

the place i was talking about had the cheapest (one bedroom + den, can scan layout if you want but why?) w/ 689-693 sq ft at 383k, and the nicest non-penthouse (corner 2 bed) w/ approx sq ft 898-904 for 497k.

weird thing is that the sub penthouse is 702 while the actual penthouse is 687. wonder why the sub (which i assume is lower) is more.

depending on the demographic a new building is aiming for, the prices could be very different. My friend told me they're building a "high end" highrise by brentwood and it'd have prices of $500k+ for 2 bed units because of the quality of finish and snooty public they're catering for.

that being said, i've been looking at older t/h units and some aren't half bad. Some 2b2b places can have 1000+sqft and the prices start at $330k and they're near metro. considering some of the modern units like panacasa are cramming in 2b2b into a < 800sqft area, the extra sqft in the older units means more play room for the kiddies. I think i could see us living in a space like that.

Old is never bad is you're willing to put in elbow grease to paint / floor / trim to clean it up. We're always available to help. We can easily do an elecrical load test to see if the electrical is good and Chris will gladly do an inspection on the plumbing if we ask and supply some pizza and beer.
